Congleton does not offer the frenetic lifestyle of a city or large town, but it does offer a creative environment in which to enjoy your own lifestyle, at whatever pace you decide suits you and your family. This Directory has been developed in a pdf format for ease of access to the information enclosed, but also to enable the content to be updated; as accommodation is occupied or vacated. We strongly advise that anyone using this resource should regularly check with either the ‘Congleton means business’ team or web site, to ensure they are in possession of the latest information relating to the opportunities in the town of Congleton. The Developer’s Portfolio identifies a number of development sites within the town that are suitable for development in the short to mid-term. These sites are a mix of previously developed employment land within the town centre and hinterland, car parks and small sites within existing business and employment areas.
Whilst this is by no means a comprehensive list of the sites available, they do offer the most opportunity to deliver the transformational change for Congleton as a result of location, size or situation. There are seven town centre sites, all of which have been previously identified within the Town Centre Plan (2008), (this can be viewed on request) and a further six sites within the wider town. Further sites will be forthcoming in the future as a result of the Core Strategy, Allocations DPD and the preparation of one of the country’s first Neighbourhood Plan’s (part of the new Localism Bill).
Other sites will also emerge as a result of the natural turnover of land and properties. These will be added to the portfolio periodically as they are identified. The portfolio provides a commentary of each site, including a brief description of the site and its situation, the current planning context and the opportunities the site provides, including the uses that will be acceptable for this site. Not all the sites identified will be suitable for a single use, for example residential or employment development, therefore, a mixture of uses will be looked upon favourably by the Town Council and Cheshire East Council www.cheshireeast.gov.uk at the planning application stage. Windfall sites will also emerge over time and whilst these may not be identified here, early discussions with the Local Planning Authority are encouraged.
This portfolio cannot hope to identify all of the opportunities and constraints for each site, or account for changes in the market and land values over the next few years and therefore,
the comments made are recommendations only. It should be stressed that a single use on mixed sites may be acceptable; however, the onus will be on developers to justify this change.
The Town Council and Cheshire East Council will discourage the change of any land identified for employment use to residential, as the former is in short supply within the Town.
